Residential development with local amenities planned on Heinrichstrasse
The Darmstadt City Council has decided to hold an early public consultation on the project-specific development plan O 36 (Heinrichstraße/Am Alten Friedhof). Citizens, authorities, and public stakeholders can comment on the plans from March 3 to April 2, 2026.

Planning Director Michael Kolmer emphasizes that development plan O 36 creates the legal basis for a residential building with a local convenience store on the ground floor. The concept contributes significantly to the urban development of the approximately 2,000 square meter site.
Two buildings with local amenities on the ground floor
The planning area is located approximately one kilometer southeast of the city center, in the transition zone between Darmstadt Mitte and Darmstadt Ost, at the intersection of Heinrichstraße and Nieder-Ramstädter Straße. Due to its corner location, it has particular urban planning significance as a gateway to the city.
The plans call for two buildings on a ground floor that will house the planned retail market. The height of the new building block will be in keeping with the existing buildings on Heinrichstrasse. It will be complemented by a detached tower block with six stories plus a penthouse level, creating a prominent urban landmark.
Between the buildings, a green roof area is planned on the ground floor as a recreational area for future residents.
Approximately 37 apartments and social housing
The plans include approximately 37 residential units with a mix of one- to four-room apartments. Around ten apartments are designated for subsidized rental housing and for middle-income earners.
Access will be via Heinrichstrasse. Parking will be provided in an underground garage. Deliveries to the local grocery store will also be made via Heinrichstrasse for traffic reasons. Appropriate noise mitigation measures will be implemented to minimize noise pollution.
Green roofs and facades, as well as CO2 neutrality
To improve the local climate, comprehensive greening of the roofs and facades is planned. Furthermore, in accordance with city regulations and the Paris Climate Agreement, the project aims for carbon neutrality. Therefore, corresponding evidence, preferably within the framework of an energy concept incorporating renewable energy sources, must be provided during the zoning process.
