The directive secures subsidized housing for low- and middle-income households until 2027
As the City of Darmstadt announced, the city council approved the updated guidelines for promoting rental housing construction at its meeting on Wednesday (12th) . This means the city will continue to provide loans and grants for the construction of subsidized rental housing – initially until December 31, 2027. The prerequisite remains that the funding programs of the State of Hesse are also utilized.
Combination of grant and interest-free loan
To take into account the budget constraints while still promoting affordable housing, the existing funding will be adjusted:
- In the future, half of the city's support will be provided as a grant
- and half of it is granted as an interest-free loan .
The established rent ceilings remain unchanged:
- 6.91 euros per square meter monthly basic rent for low-income households
- 8.29 euros per square meter monthly base rent for households with average income
Akdeniz: "Affordable housing remains a key social policy priority"
Mayor and Housing Commissioner Barbara Akdeniz emphasizes the importance of the update:
"It is good and important that we can support subsidized housing construction even in a difficult budgetary time. By providing half as a grant and half as a loan, we continue to offer investors excellent funding conditions and thereby advance affordable housing construction as a key focus of social policy."
The loan will be interest-free . Akdeniz hopes that the state of Hesse follow this approach to provide additional support to housing companies.
