More households gain access to subsidized housing in Darmstadt
As of January 1, 2026, new income limits for subsidized housing . The adjustment, which is made every three years, represents an increase of 10.9 percent . This will allow more low- and middle-income households to qualify for subsidized housing in the future.
Mayor Barbara Akdeniz, head of the social and housing department , explains that the new limits could mean that numerous households are eligible for housing for the first time or again. While waiting times are to be expected due to high demand – currently around 3,100 households registered as seeking housing – registration is nevertheless recommended.
New guidelines for income
The legal basis for assessment was published in the State Gazette for the State of Hesse November 17, 2025.
For subsidized housing for low-income earners :
- One person: approximately 30,000 euros
- Two people: approximately 44,900 euros
- Each additional person: 9,930 euros
- Each additional child entitled to child benefit: 1,320 euros
For subsidized housing for middle-income earners :
- One person: approximately 35,800 euros
- Two people: approximately 53,600 euros
- Each additional person: 11,910 euros
- Each additional child entitled to child benefit: 1,320 euros
For the area of property promotion :
- One person: approximately 44,900 euros
- Two people: approximately 74,700 euros
- Each additional person: 14,890 euros
- Each additional child entitled to child benefit: 1,320 euros
Individual review required
In every case, an individual calculation required. Allowances may be taken into account, so a binding decision regarding eligibility for funding can only be made after a professional review. The housing placement office for rental apartments, and the building subsidy department for homeownership subsidies within the housing office.
Mayor Akdeniz emphasizes that a review of the claim provides clarity and can help to find suitable support services.
