The city is implementing the approved tax rates – higher burden for property owners
GRIESHEIM – Starting August 26, 2025, the city of Griesheim will send out new property tax assessments tax rates decided in spring 2025 , which will apply retroactively to January 1, 2025 .
As part of the property tax reform, the city council had already adjusted the tax rates in September 2024. Now, due to the tight financial situation, a further increase has been implemented:
- Property tax A (for agricultural and forestry land): from 913 to 1260 percent
- Property tax B (for developed and undeveloped land): from 949 to 1290 percent
The new tax assessments will also demand the increased tax amounts for the first three quarters of 2025. These additional payments are at the end of September 2025. The advance payment amount for the fourth quarter will also be adjusted.
"To maintain the city's solvency, costs must be reduced and revenues increased. In recent years, we have been able to largely relieve the burden on citizens, but unfortunately this will no longer be possible in the future," explained Mayor Geza Krebs-Wetzl .
The delayed dispatch after the summer holidays is due to extensive follow-up work related to the reform. The tax and fees office is currently working intensively to clear the backlog.
Background: Property tax reform from 2025
The reform stems from a ruling by the Federal Constitutional Court on April 10, 2018. The court declared the previous assessment criteria unconstitutional. The aim of the new regulations is a fairer and more transparent system. To achieve this, all cities and municipalities had to adopt new tax rates.
Property tax is one of the most important sources of revenue for municipalities. In Hesse, the revenue amounts to approximately 1.2 billion euros annually. It is used for municipal expenditures such as infrastructure and public facilities.
Information for taxpayers
- Objections to the new notices are only worthwhile in the case of formal errors , such as incorrect addressee or incorrect property details.
- Any doubts about the assessed amount should be clarified directly with the Darmstadt tax office.
- An objection does not have a suspensive effect – the payments must still be made on time.
