City implements approved assessment rates – higher burden for property owners
GRIESHEIM – Starting August 26, 2025, the city of Griesheim will send out new property tax notices assessment rates approved in spring 2025 , which will apply retroactively to January 1, 2025 .
As part of the property tax reform, the city council had already adjusted the assessment rates in September 2024. Now, due to the strained financial situation, a further increase has been made:
- Property tax A (for agricultural and forestry land): from 913 to 1260 percent
- Property tax B (for developed and undeveloped land): from 949 to 1290 percent
The new notices will therefore also include additional tax payments for the first three quarters of 2025. These additional payments are by the end of September 2025. The advance payment amount for the fourth quarter will also be adjusted.
"To maintain the city's financial solvency, costs must be reduced and revenue increased. In recent years, we have been able to provide citizens with significant relief, but unfortunately, this will no longer be possible in the future," explained Mayor Geza Krebs-Wetzl .
The delayed dispatch after the summer holidays is due to extensive follow-up work in the wake of the reform. The Tax and Fees Office is currently working hard to clear the backlog.
Background: Property tax reform from 2025
The reform stems from a ruling by the Federal Constitutional Court on April 10, 2018. The court declared the previous assessment criteria unconstitutional. The goal of the new regulation is a fairer and more transparent system. To achieve this, all cities and municipalities had to adopt new assessment rates.
Property tax is one of the most important sources of municipal revenue. In Hesse, the revenue amounts to approximately €1.2 billion annually. It is used for municipal expenditures such as infrastructure and public facilities.
Information for taxpayers
- Objections to the new notices are only useful in the case of formal errors , such as incorrect addressees or incorrect property information.
- Any doubts about the taxable amount should be clarified directly with the Darmstadt tax office.
- An objection has no suspensive effect – payments must still be made on time.
