City launches early participation for planning in the city center area
The Darmstadt city council has decided to initiate early public participation regarding the preliminary draft of the development plan M 35 – Carree Innenstadt (City Center Quarter) . This marks an important step in the planning process for the future development of a central area of Darmstadt's city center.
The public, authorities, public bodies, and neighboring municipalities will have one month to submit comments on the planning as part of the public participation process. The relevant documents will be published online.
Planning for approximately two hectares in the center
The approximately two-hectare planning area lies within the pedestrian zone between Rheinstraße, Ernst-Ludwig-Straße, Schuchardstraße, and Luisenstraße. The area is characterized by dense urban development and is one of the central locations in Darmstadt's city center.
The development plan is intended to guide the future development of the area. The aim is to strengthen the city center as an economic and social hub while simultaneously responding to structural changes in the retail sector and the use of city centers.
“The city center is the heart of our city and a key factor in the citizens' sense of identity,” explain Mayor Hanno Benz and Head of Planning Michael Kolmer. The development plan is intended to help counteract potential problems and actively shape the city's development.
Mixed-use development for a vibrant city center
Core areas primarily serve the purpose of accommodating commercial enterprises, economic institutions, and cultural and administrative facilities. Residential use is not the main focus in such areas, but may be permitted in certain sub-areas as an exception.
Since residential areas are particularly sensitive to noise, the mix of uses should be carefully managed. The aim is to avoid conflicts while simultaneously safeguarding typical inner-city functions such as retail, restaurants, and public events.
In addition, greening measures are planned to improve the urban climate in the densely built-up inner city area and to promote healthy working and living conditions.
