Former Software AG campus to become a location for technology, AI and young companies
Christian Kirk fell in love with the property 25 years ago – the former headquarters of Software AG in Darmstadt-Eberstadt. "The property is unique in Germany. You immediately feel at home here. The architecture is stunning. What Software AG founder Peter Schnell created over 40 years ago was incredibly innovative," Kirk enthuses. The buildings are situated in a spacious green area. There is direct access to the motorway, good public transport connections, and around 400 parking spaces for cars and 200 for bicycles.
Now, a new hub for innovation, entrepreneurship, and collaboration – inspired by the Silicon Valley concept – is to be created on the historically significant site: "The Valley Business Campus." "Ideas, companies, and catalysts for global growth should emerge there as well. I want to bring people together and help them develop," said Kirk.
In the bidding process for the site, the investor prevailed against 93 competitors. Preserving the listed building complex and its architectural identity is of paramount importance to him. The building structure is excellent, and the high-quality interior fittings are exceptionally well preserved. The last renovation was around ten years ago. "It's truly remarkable," says the Darmstadt-based company. Therefore, only comparatively minor renovations are necessary – primarily individual adjustments for future tenants, such as additional partition walls.
At the heart of the concept is the development of a modern, technologically advanced innovation campus. A high-performance data and network infrastructure is intended to create optimal conditions for artificial intelligence and data-driven business models. Investments have been made in the digital infrastructure for this purpose. There are several fiber optic lines running to Frankfurt, a power supply with up to two megawatts, and very fast Wi-Fi technology.
At the same time, Kirk is pursuing a holistic approach: The campus should not just be a workplace, but a place where people enjoy spending time. Therefore, in addition to modern office spaces, plans include fitness and health care facilities, lounges, and restaurants. A restaurant and a bistro are planned, and suitable operators have already been found. Furthermore, the neighboring Waldorf kindergarten and school provide childcare options for families.
Interested parties already include providers from the medical sector, such as doctors' offices, physiotherapy practices, osteopaths, and fitness centers. The offering is complemented by conference and event spaces for up to 100 people. Flexible office solutions are available – from co-working spaces to fully equipped offices with comprehensive full-service packages including secretarial services, 24-hour security, and digital infrastructure.
The focus is on young, growth-oriented companies from the technology, AI, digital economy, and creative industries – as well as established firms. The campus is intended to become a new innovation center for Darmstadt and sustainably strengthen the city's economic position.
Demand for the space is already high: around half of the 15,000 square meters are already leased. Kirk expects full occupancy by the end of the year. An open house is also planned for the summer, as there is considerable public interest in learning more about the project.
