Three listed buildings in the Ludwigshöhe district sold – completion planned for 2029
In Darmstadt's Ludwigshöhe district, the development of Karl-Plagge-Platz is taking shape. BVD New Living GmbH, a subsidiary of bauverein AG, has sold three of the four listed buildings on the square to the Frankfurt-based project developer and real estate investor Lyson. Plans for the future include apartments, local amenities, restaurants, and shops for daily needs.
According to Bauverein AG, the sale is a further step in the development of the new urban district. The historic buildings of the former Cambrai-Fritsch barracks are to be renovated and repurposed in close consultation with the heritage preservation authorities.
Lyson already has experience in revitalizing listed buildings in the Rhine-Main region. Architect and co-owner Kostja Lyson sees great potential for the site: “The Cambrai-Fritsch Barracks has a very eventful history. With the development of the Ludwigshöhe district and the future tram connection, there is now an opportunity to bring the three former barracks buildings back to vibrant use.”
By 2029, the area is slated to include rental apartments, a local supermarket, restaurants, shops for daily needs, and medical facilities. The goal is to expand the local infrastructure and establish Karl-Plagge-Platz as a vibrant meeting place in the neighborhood.
“Karl-Plagge-Platz will become a true meeting place for the Ludwigshöhe district. It is particularly important to us that history and everyday life come together here – that a listed building does not become a museum, but a place that is truly needed. With Lyson, we have found a partner who understands the significance of this place – we are excited to see what will be created here,” says Armin Niedenthal, CEO of bauverein AG.
With the planned mix of housing, services and gastronomy, Karl-Plagge-Platz is intended to form the center of the Ludwigshöhviertel in the future and significantly improve local services for the residents.
