Archaeological finds and problems underground are changing the schedule
The redesign of Ernst-Ludwigs-Platz in Darmstadt's city center is delayed. Archaeological finds, unexpected underground conditions, and additional technical coordination in the area of the underground service tunnel necessitate adjustments to the construction schedule. The square is still expected to be available for this year's Christmas market. The city plans to clear the construction site by November 6, 2026, at the latest and resume work next year.
During the construction work so far, the contractors have repeatedly encountered historical building remains. At the same time, it has become apparent that the subsoil in several areas has a different structure than originally assumed. The sealing and drainage in the area of the service tunnel also require further planning.
Historical building remains discovered during construction work
During the excavations on Ernst-Ludwigs-Platz, remains of earlier buildings were repeatedly uncovered. These finds were examined, secured, and documented as part of the archaeological construction monitoring.
In the affected areas, construction work had to be temporarily interrupted until the necessary investigations were completed and the next steps were coordinated.
City Councillor Paul Georg Wandrey points out that such discoveries are not unusual in construction projects in a historically grown city center.
“They provide valuable insights into the history of the place, but cannot be reliably calculated in advance in terms of either the exact scope or the required time expenditure,” explains Wandrey.
The archaeological investigations have not only necessitated additional work, but have also affected the original schedule.
Unexpected layers underground are complicating the work
Besides the historical finds, the actual structure of the subsoil also presents difficulties.
Additional layers were discovered beneath the existing pitch surfaces, which were not documented in previous records. Removing them is proving more complex than initially anticipated.
Furthermore, the experts noted differences between the actual elevation conditions and the values previously determined through exploratory excavations.
These deviations have a particular impact on the work in the area of the service tunnel, which runs under Ernst-Ludwigs-Platz.
Technical adjustments are necessary at the service tunnel
Due to the differing elevation conditions, the planned design in the area of the tunnel ceiling must be technically coordinated again.
The main goal is to develop a permanently functioning solution for sealing and drainage.
The tunnel structure must be reliably protected against moisture ingress. At the same time, it must be ensured that any water that accumulates is properly drained away.
The necessary coordination and changes to the planning will lead to further adjustments to the construction process.
Ernst-Ludwigs-Platz will be opened for the Christmas market
Despite the delays, Ernst-Ludwigs-Platz should be usable during the Christmas season.
The square will be temporarily closed off for this purpose. Construction work will be paused so that the Christmas market can be set up.
"The construction site will be cleared by November 6th at the latest, so that the space will be available during the Christmas season," announces City Councillor Paul Georg Wandrey.
The remaining work on the redesign of Ernst-Ludwigs-Platz is scheduled to continue in 2027.
The city has not yet announced a specific date for the final completion.
